Housing Loans

By Jake Smith

Today everyone wishes to possess a self owned house. Some people can afford to buy house on their own but majority of people prefer taking loans either from banks or financial institutions. There are many banks and financial institutions that are offering easy loans for purchasing houses and even construction of same. One may choose a bank or any financial institution on the basis of the banks charging lesser rate of interest. There are certain terms and conditions which should be followed before assigning the loan to a person. The banks or financial institutions shall also ask the person to submit some documents which are necessary in order to avail such loan. The basic reason for asking these documents is to authenticate the identity of the person who is in need of a loan.

There are various options for tenure of the loan like three years, five years, ten years and so on. These categories differ from one bank to the other. One may choose any of these categories which is suitable to that person.

EMI's which stands for Equated Monthly Installment varies depending upon the tenure one chooses. The more the number of years, the EMI will decrease. It means that the monthly payment of installments decreases as the number of years increase. If the number of years is less, the EMI will definitely increase. The main purpose of the bank is to get back the loan amount along with the interest.

It is very necessary to first calculate the price of the property which one wants to buy. Next important thing is to check that the property which one is willing to buy does not have any other legal obligations which are to be satisfied. Best thing is to get a No objection Certificate which explains that the particular property does not have any other liabilities to be paid. One is asked to submit relevant documents as required by the bank or financial institution along with application form before granting of housing loan. Residential address proof and Income proof are among the relevant documents asked by the bank officials. Banks also confirm the organization or the company where the person asking for loan is employed. These banks also confirm the residential address of the person.

After all the conditions and requirements of bank are fulfilled bank issues a sanction letter which has all the details in it. These loan details include the actual loan amount, the rate of interest charged, tenure of the loan as well as the mode of repaying the loan amount. It is also the condition of the bank and financial institution to mortgage the original documents related to the property that is being purchased. The reason bank or financial institutions keep these documents are just for the security purpose. These documents stay in safe custody of the bank till the entire loan amount is completely repaid. These documents are also sent for scrutiny in the regular audit of the banks. After visiting the property and ensuring everything the loan is finally disbursed.

Thus, housing loans are just like a blessing for those who are dreaming to have self owned house. Housing loans helps in converting dreams into reality. - 23196

Interest Rates Will Stay Low

By Stacy Tran

Money market and CD rates are very low right now. No matter how hard you look or where you look, you will not find any rates that will make you very happy. For someone who relies on interest income, this is a very tough time right now. Retired people usually fall into this category as the only two income sources most retirees have are Social Security and interest from their savings.

With interest rates so low, there is no safe place for retirees or anyone to put their money and make money. This is why retirees, in addition to everyone else, are also having a tough time in this atrocious economy. Older people should not have their money in the stock market because there is not enough safety. They need a place where they can park their money, not worry about losing it, and get something back in return.

The best money market interest rates are usually going to be lower than CD rates or government bonds. This is because the money you put in a money market account is not locked up like it is with a CD. Most money market accounts allow you to make periodic withdrawals and you can take all of it out at any time. This means you get a lower interest rate than some other investment vehicle like a CD where you agree to leave the money in for a predetermined length of time.

People use money market accounts in conjunction with stock portfolios as a place to park their money that is not invested in stocks. If you are one of the lucky ones that has money to invest, right now you will not be finding rates that give you much in return. No matter how long you search the Internet, you will not find rate that are anywhere near what they were 3 or 4 years ago.

There is something called social lending that will give you a higher rate of return but it does come with some risk. With social lending, you are lending money to another person rather than a banking institution. This is done through the Internet and you might be able to get a rate of return of 6% or higher. In exchange for this higher rate you will be exposed to more risk as the person you loan your money to could default on the loan. Even with the risk, if you absolutely need to find a place where you can get a higher interest rate, this type of social lending is worth looking into. - 23196

Determining Where To Invest

By Owen Jones

There are quite a few different sorts of investments, and there are many factors in determining where you should invest your money.

Of course, deciding where you will invest begins with researching the various types of investments available, determining your risk aversion, and determining your investment style and your financial goals.

If you wanted to purchase a new car, for example, you would do a fair bit of research before making a final decision and a purchase. You would not consider purchasing a car that you had not fully looked over and taken for a test drive. Investing works in much the same way.

You would, of course, learn as much about the investment as you could, and you would want to see how past investors had fared as well. It's just common sense!

Does learning about the stock market and investments take a lot of time? Yes, but it is definitely time well spent. There are hundreds of of books and websites on the subject, and you can also take degree level courses on the subject, which is what stock brokers do. If you have access to the Internet, you can actually play the stock market with fake money in order to get a feel for how it all works.

You can make pretend investments in a pretend portfolio, and see how they perform. Do a search with any search engine for 'Stock Market Games' or 'Stock Market Simulations', although almost every online stock broker provides these services. This is a great way to commence learning about investing in the stock market.

Some other sorts of investments outside of the stock market do not usually have simulators, so you must learn about those types of investments by reading about them.

As a potential investor, you should read any you can possibly get your paws on about investing, but start at the very beginning of investment books and websites first, or, you will find that you quickly get confused.

Finally, speak to a financial planner. Tell him your aims and ask them for their suggestions. This is what they do for a living! A good financial adviser can easily help you determine where to put your money, and help you determine a plan to reach all your financial goals. Many planners will even show you about investing along the way, so make sure to pay very close attention to what they are telling you! - 23196

Currency Volatility and Macro Traders

By Peter Kovner

If you are into global macro you trade everything. You trade stocks, bonds, commodities, and even currencies. Essentially you are looking to trade anything that presents a great risk to reward opportunity that is not correlated with your other trades.

You trade not only different asset classes but also different strategies within the different asset classes. Aside from straight directional trading you likely do some relative value trading where you put pairs together and trade on their convergence or divergences. You might try some merger arbitrage, pairs trading, etc. Basically you are looking for great risk to reward opportunities and you don't care where you find them.

One area that is particularly suited to the macro trader is that of the currency markets. Yes, they trade currency crosses and build their own cross baskets but macro funds are also known to trade one strategy called the carry trade quite frequently.

To make money in the carry trade you go long a high yielding currency and go short a low yielding currency. By doing this you are able to earn the interest rate differential which is simply the difference between the two currencies interest rates. You can also of course earn money by being right on the trade and the direction.

To really juice the returns available from the carry trade you can and probably should use some degree of leverage. Some traders are modest and only use two to four times leverage while others are aggressive and use up to fifty times leverage. While high leverage is great when you are right they can be disaster when you are wrong as the losses are magnified on the way down just like they are on the way up. Of course is it that easy?

No, it is not that easy. If volatility picks up and the carry trade loses favor then the carry will not be enough to make up for the huge loss in capital on the directional side of the trade. If you use too much leverage you will go kaboom and lose all your money.

There are several ways to measure volatility. Some traders just look at several pairs and use an internal barometer of what is happening but most successful traders use at least some type of quantitative measure. We have the VIX which is used to look at equity volatility but happens to be a decent barometer of all volatility. There are also several newer currency volatility gauges like the JP Morgan currency volatility tools and the other investment banks volatility tools.

If you are trading the carry trade then you should be using a volatility filter to greatly improve your results. If you are not trading the carry trade then you are also missing out on some great uncorrelated and relatively easy returns. And finally if you are not macro trading then you are missing out. You should be taking advantage of all the opportunities in the world and not just in stocks. - 23196

Finding A Builder In Costa Rica Who Can Deliver On Time

By Randy Berg

Many people are investing their hard-earned money in properties in the mainland, even though it is about three hours interior, due to the affordable costs. None of the surrounding areas or countries has land available at such reasonable prices. Finding a builder in Costa Rica within your budget is another proposition altogether. Considering the location and vulnerability with regard to volcanoes and earthquakes, one cannot play around when building any structure in Costa Rica.

Apart from finding a builder in Costa Rica who can fit into your budget, you have to ensure that the person in question is capable of getting the necessary permits and documents for building on your premises. He should be up to date with the current policies and regulations. He has to reckon with the climatic conditions, including the heavy rainstorms, when building for you. Most of the houses use cement and iron unlike other areas in North America.

Download all the necessary information you require from the internet and use this knowledge to your advantage even before finding a builder in Costa Rica. Remember you are at the receiving end and it is up to you to play your cards right and take interest in the project. That way you can be the proud owner of a wonderful piece of investment.

When you invest your money into any property for investment, consider the following points. Will you decide to settle down here one day or just keep the property until you are able to make a profit and then move on? Is this where you would like to come for your annual holidays with family and friends? Check online about finding a builder in Costa Rica who can work for you within the specified budget.

Your real estate agent may be the best bet in finding a builder in Costa Rica who can work as per your interests. If you have a yen to build your house overlooking the ocean, you can design it in such a way that the colors and sounds of the ocean are incorporated and you can get a glimpse of the sea from every vantage point in the house. Alternatively, you can concentrate on beautifying the approach to your house, creating a beautiful garden with seasonal flowers that give the house an exotic appeal.

Beware of frauds when finding a builder in Costa Rica. Though developers may charge more than some smaller builders, be wary of those who quote low prices just to get the contract. The material they use may not be of good quality therefore it is best if you do your study before venturing on building on your property.

Make the most of your investment by finding a builder in Costa Rica who can handle the project independently in case you are not able to be around during the construction. You need to trust and hope that he will deliver the finished project as per your requirements and give you the dream house you always coveted. - 23196
